Thx. I wish we could have a nice strong rain for a few hours, wash the air out.
In a grosser botanical vein, I'm not that happy to be breathing a bunch of plant semen. Just sayin'.

Last night's wine…

Copertino 2007 Riserva from Puglia. Described as negroamara/dates/wild herbs/barnyard. I really like it but you keep your nose in the glass and it really does smell like barnyard.

"The University of Michigan preliminary index of (consumer) sentiment dropped to 88.6, the lowest since October, from 95.9 in April. The 7.3 point decrease was the largest since December 2012. The outcome was lower than the lowest estimate of 68 economists surveyed by Bloomberg."

1. Economists - Bah humbug
2. No way the Fed raises rates in September
3. Conflicting signs on the economy - positives: employment finally starting to improve and small business lending finally starting to trickle in.

The economy is still moribund, teetering between recession and recovery. Which way it resolves is very questionable.

What price would get you to buy this house?
Asking because this one looks good.
#35
May 15, 2015 10:59 AM - Partridge
The price looks fair. Just not thinking about spending that much. But in reality, it may be the better value as the rental $ would be high.

Still in the hunting/learning period of this exercise.

#39
May 15, 2015 11:23 AM - Partridge
The area is great, Scott. Central North Fork but still westerly enough to keep the trip from NYC relatively short. 1 hr 45 min - 2 hr. Very close to town, transportation and beach. Large lot size. 1.35 acres. Newly built 1999. All the bells and whistles and it looks like a quintessential East End house. I think that carries a lot of weight for higher rental price. Somehow the 1960's ranch with garage up front on a cul de sac feels too Knots Landing to get the full beach experience.
#40
May 15, 2015 11:25 AM - dibs
Yes, definitely the style of house that renters out there must prefer..

Depends what one puts into it. Also, it says it has a patio/yard but it must be tiny. It's also on a loud street so assessing what it will go for is a bit tough. Definitely not anywhere near $600-700,000 but down here you may only have to put $100k into it.

You still don't understand it, do you??? It's not a difficult concept. If you can borrow at 3% and earn at any % above than (MCD yields 3.5%) then you borrow.

Ask one of your tenants to explain it to you.

PS. I have sold 12 properties since 1985. I sold them all below what they are worth today.

Positive cash flow above the loss I took on renovations as compared to staying in Manhattan. In fact, I made money.

The concept seems too difficult for you to grasp, just like why you should have a 3% mortgage when you can earn 4-6% elsewhere and you can write it off against rental income.

Stop someone on the street who looks smarter than you and ask them to explain.

Yes. m4l is waiting for his bonus too. As is M.

May 15, 2015 3:17 PM - dibs
Another week passes and What looks like an ass. The 10 Year Treasury was 2.32% starting the week and now 2.14%.

No bonus for him.

How come you sold your house in Bed Stuy (2009) and lost 100K on the sale and 700k appreciation in a up and coming neighborhood?

The What
Someday this war is gonna end..

May 15, 2015 3:21 PM - dibs
You know what? To some people, $100k doesn't really matter that much. It apparently does to you. Maybe that isn't fair but it's a tale of two cities and it isn't going to change.

Now, run along.
May 15, 2015 3:24 PM - pepper
Is it a Japanese thing that bonuses are mid-year?
May 15, 2015 3:25 PM - BoerumHillScott
Fiscal year started April 1.

Annual performance eval process in April.
Comp process in May.
Salary adjustments and bonus in June.
May 15, 2015 3:26 PM - dibs
I think different industries too. I really thought most financial firms paid in january.
May 15, 2015 3:28 PM - pepper

In the various US companies I have worked for, raises and bonuses were 2-4 months into the fiscal year, which was always the same as the calendar year.

Another odd thing about my company is that all employees are paid biweekly.
Everywhere else I have worked, salaried employees were always paid semimonthly.

May 15, 2015 3:39 PM - Deleted
biweekly sucks
May 15, 2015 3:42 PM - BoerumHillScott
I don't care that much one way or another, but it seems like it would make accounting harder since everything we do is by month, semester, or year.
May 15, 2015 3:44 PM - Deleted
biweekly pay means heavy duty payroll accruals
May 15, 2015 3:50 PM - More4Less
Paid semi monthly here.

From comparing notes, it is more anal work environment at Scott's company. So I feel for my man as it already pretty anal here.

The vegan place on our block advertises itself as "vegan food for carnivores" and is very proud of their burgers.
I have never eaten there, and have no plans to.

can't auto accrue as biweekly means the expense dates will fluctuate wildly.

not wildly - but significant enough that it makes sense to calculate

Dh, I had IT program something for HR to run & calc the accrual off the payroll details and the calendar info. Ultimate genius was I got HR to own that accrual and I get to claim it as huge process improvement (& less work for me). Yeah boy - now that is my kind of win win.
May 15, 2015 4:23 PM - Deleted
that's pretty slick - the only way i was able to improve that process at old gig (since i'm not that IT inclined) was to break out full time employees that were paid hourly - as that was the only payroll that had expense that fluctuated greatly

where i'm at now we paid biweekly in arrears when i started and i got them to change that shit to current/semi-monthly. just makes everything so much easier

rf, I listened to the npr story.
One thing I liked about it was the anti Federal Gov't tone.

There were a few things that made no sense, but most of the rest I have no way of knowing whether accurate or not,

No. I have never made my own. Gennaro's is pretty good. Not artisinal wood oven quality but very good for a pizza joint...tasty cheese and very high quality lump sausage.

The train may have been struck by something. There was a SEPTA train that was struck as well just before the Amtrack crash. The SEPTA train had a hole in the windshield. NTSB says there may be some damage on the Amtrak locomotive windshield too.

Well, today was an interesting day, as such:

-10.00 AM: adopt a cat from a rescue place. We name it "Concetta"
-10.30 to 12.30: Mrs. Benson enjoys new cat.
-12.30: I go in elevator (from apartment) to basement/garage to throw out some garbage.
-around 12.40: I notice that there is no cat to be found anywhere.
-around 1 PM: after searching every nook and cranny of the house, we start to panic. We become convinced that cat followed me in elevator and ran out. Dejection sets in. We start searching outside condo. No sight of cat.
-1 to 6 PM: I go to a worksite in Williamsburg. I call Mrs. Benson every 1/2 hour. No cat sighted.
-4.30: Mrs. Benson leaves house for a pre-planned Church weekend retreat, utterly dejected. She leaves food out, in the hopes that the cat is hiding out in the house.
-6.30 PM. I arrive home. Food is still in the bowl. No cat. Dejection again.
-6.45 PM. Cat suddenly re-appears, meowing away! Hungry, wolfs down food. Apparently, it decided to take a long nap under a trundle bed. I can't believe it could squeeze in that space. I call Mrs. Benson at retreat. She is deliriously happy.
-7.00 PM. Benson settles in for whole weekend with a cat that pulled a prank on him.

I have to say that I was disappointed with last night's event, however, compared to previous ones. They cut way back on what you get for the hefty price tag. It seems that it's become a victim of its own success, in that they had a much larger crowd than in years past, but they couldn't keep up with it. The ultimate: they didn't serve us coffee before the event ended.
