Too lenient, too harsh?

Didn't Hillary say/do the same thing? She'll likely become POTUS.

All journalists embellish their stories. All of them. If someone lies in the private sector, they usuyally get fired. The media, despite being part of the private sector, considers themselves above it.

just booked flight to florida for next month. $25.10 for flight to tampa because I had $75 credit from last fall when flight delayed for hours.
This last trip I got the TSA prescreened or whatever it called for flight down and back. Different airlines.
But at LGA there was no at all for anyone thru security anyway

Three Muslim students shot dead in Chapel Hill by an atheist.

Jewish terrorist released from prison early in Israel, had plotted to blow up Arab girls' school:
http://www.timesofisrael.com/jewish-would-be-bomber-to-be-released-from-prison-early/

And here's a good read from that noted leftist source, The American Conservative - provocatively titled "When ISIS Ran the American South" - in case you're thinking that only Muslims burn people alive:

Where is Benson's question about non-Muslim terrorists? Is he on a cruise?

The HR department here deserves to be fired. I got a $2115 "home travel allowance" in my last paycheck. Now they're asking for it to be returned because only permanent employees are eligible. I suppose I will have to return it but I will make them work to get it back. They asked to meet tomorrow morning and I said I was busy then, will have to wait until Sunday.

Can't they just tell the bank to yank it out, Six. They only need to tell you they're doing it, no. I'm curious as to why they are asking to meet with you.

m4L- you should consider replacing the fixture with something like this

http://www.amazon.com/TorchStar-UL-listed-Dimmable-Retrofit-Recessed/dp/B00IP6D2D8/ref=sr_1_1/192-5794201-1110756?ie=UTF8&qid=1423667290&sr=8-1&keywords=6+inch+led+recessed+lighting

if you have dimmers you will probably have to switch them out but this will fix the problem and you will never have to change bulbs. i have them in my place and they are great, the light is nice color not that blueish shit,

Randi - yes if your offer is not contingent on financing, you are on the hook for the full purchase price or forfeiture of your deposit should something go awry with financing. You will have the ability to delay the closing within a reasonable amount of time to sort financing delay, but you are on the hook for real. We made our contingency on financing for a lower percentage than we planned to actually finance, but not over what we could actually cover if push came to shove. We hoped that would have the same effect of a 'stronger' offer. It all worked out in the end.
#80

I am debating if I should get a general inspection on my investment house. Reason is I will buy it anyway unless something is terribly wrong with it - eg severe structural issues, crazy ass mold, etc. My hesitance isn't the money but rather the inspector will see these issues which I didn't see or smell during my visits at that house. Guess I am asking if there are premium inspectors available to hire at higher fee
#81
February 11, 2015 11:58 AM - rezmo
also....we also had some price negotiation following inspection. speak to your lawyer, they should be able to tell you what you can/can't get away with in terms of breaking the deal without forfeiting deposit.

m4L- a bit of both, but i found this one myself. its not like its some big secret or takes much work anymore, pretty much every listing is on streeteasy.

M4L - even a great inspector won't be able to provide truly comprehensive evaluation w/o access behind walls in ceilings etc. You typically can't make exploratory holes during your inspection -- I'd be surprised if a seller would be into that.
#85
February 11, 2015 12:05 PM - dibs

#89

motivated sellers will often take a zero contingency offer over a slightly better contingent offer just because they know there is NO CHANCE of the deal falling apart. If you are competing against other bids that is what to look out for and likely why the pressure from the broker who wants to see the deal close even more than the seller does.

dibs- i do not think so and the broker at the open house did not represent that. in my experience they tend to come out and just tell you if you cant get traditional financing.

dh- we actually went with a 60% contingent offer vs an equal all cash offer because the all cash was some sketchy dude in hong kong.

yes rezmo that is exactly what the broker is implying.

i do not trust myself to not be taken advantage of. the sellers are some flippers and the brokerage that reps them is not a big name, so the whole thing just feels like it needs someone with much more experience than myself to be watching over it.

and for the record i do not like having an agent involved, they are pushy and annoying.

Good afternoon.
In retirement, I think I'll go back to work at a minimum wage job.
I want the least amount of responsibility possible.
Something like working as a movie theater usher. I did that for a while
on Queens Blvd.
Got to see Top Gun and Critters about 65 times.

In high school I worked in a women's shoe store on Chambers Street.
This was before TriBeCa became TRIBECA.
There were odd lot stores all over the place and a few isolated trendy places like
Odeon and El Teddy's.
Otherwise, there were the old fishing supply stores, printing shops and old bars.
When I got paid on Saturdays, I was like a kid in a candy store going
up to Canal street and spending the rest of the afternoon exploring.

The first job I actually made some money from was doing a Penny Saver route.
You would get a huge stack of papers and plastic baggies early on Saturday morning.
Then you had to fold the papers and place them in the baggies,
then you had to place them in a grocery wagon and go from door to door placing one
of the penny savers at each address for about 15 square blocks.
Afterwards, you met some skeezy guy in a VW van by the woods and he'd give you something
like 30 bucks.

People who leave those "Pennt Save" bags on stoops are more annoying than Jehovah's Witnesses!!!!

It seems to me that you don't even need to train for most jobs today.
As long as you have some proof that you aren't wanted in another state,

DH, someone told me that the owner of les enfantes just re-opened new theme at that spot. I too thought they closed and left. Les enfantes was one of the good spots before the area was gentrified alot

Pep, I tell them "all cash" but close with financing. of course most of the time, I do put down a big deposit - that's typical Chinaman behavior

a co-worker was trying very hard to convince me to consider Sleepy Hollow in Westchester. He said some big ass development was gonna start by the water there and that it would drag prices of nearby blocks up a lot.

I have no idea about that area so hard for me to take the pitch seriously

There was a very pricey, recent waterfront development in N. Tarrytown (next town south). You should be able to learn what effect that had on surrounding values.
February 11, 2015 9:06 PM - More4Less
Part, other reason I wasn't taking the pitch seriously is I have no more investment money until I am out of the current investmt ppty.

I buy picture frames from a very nice, small company in the Berkshires. They use quality wood mouldings, both US made and imported from Italy. I was anxious to get my order in for Valentine's Day - meaning by today. They arrived!

The owners, husband and wife in their 50's, insert a photo of their grandchild in every frame. Spent the day yanking the kid out of each and every one. Would be just too many damn babies around the room. (Not even THAT cute. Forgive me.)

Panda Holdings LLC should always be on the look out for new bamboo.

You're forgiven. I can't STAND the people that come in photo frames. There's probably some awful other dimension where they all live.
February 11, 2015 9:26 PM - Partridge
Replace it. They sell much better without the kid. I recently bought rolls of antique shelf liner papers. Pretty small patterns in the same colors. They look great now but it was a lot of work cutting and opening backs, etc.

Part, just make sure the markup is appropriate for your pricey labor

My birthday gifts this year included a photo frame with awful people in it. I was scared at first cuz I thought maybe it was my cousins extended family lol.

I'm using these papers. 3 1/2x5's get one type, 4x6's get another pattern, 5x7's another, 8x10's another. Looks clean and simple and the patterns help identify the size.

Any ideas for how to spice up a mac and cheese dish to make it Valentinesey? We're having a Valentines potluck on Friday at work and i'm making that as a dish, but I want to add something to it, but not sure what. Would dye-ing it red be totally jejune?
