Good morning all.
The highlight of my evening yesterday was replacing my kitchen faucet.
It was not too difficult, especially with my son helping me.
The hardest part was getting the old broken one out.

The space was so tight that a basin wrench would not help.

In addition a deep sink that sits close to the wall, I have a single stem fixture and a pull out faucet head, which means 4 tubes are going through one small hole (nh).

The new faucet did come with a neat plastic variation on the basin wrench that made installation much easier.

Mopar, if you plan to make a career out of writing about housing policy in NYC, you really should do more homework. That article in the NYT that you linked to last night is all about the city's affordable housing programs administered by the HPD. In short, it is a series of tax incentives, financing and outright grants to incentivize private-sector developers to build "affordable" housing. The most prominent program is the so-called 80-20 housing, in which 80% are market-rate and 20% "affordable". These programs have NOTHING to do with the regulation and administration of rent-stabilized apartments, including the rules for decontrol. As I stated, the rent-stabilization laws are promulgated and administered at the state level, and the mayor has NOTHING to do with them.

The main driver behind decontrol these days is the city's booming housing market. The RS laws allow decontrol if a landlord improves an apartment such that he can charge above a certain rent in the open market (I believe it is $2000/month, but I haven't checked in a while and it might have changed).

Good morning everyone.

The road test at Starrett City can be tough.
I took mine there.
My tip would be to be extra cautious about the merge on to Flatlands Avenue from the parking spot.
Don't rush it as the typical NY drivers couldn't care less that there's a road test and won't yield way.
Put the directional on and wait patiently until the coast is clear to move into the road.

The continuing saga from last night when my stepmother's aide called to tell me there was smoke coming out of the stove at their house and my dad didn't want to call 911: eventually the fire department came, found something smoldering in the oven which my dad uses for storage, put out the fire, and helped them open the windows to clear the smoke. This morning my dad called me to tell me the stove isn't working. Electrician between 2 and 4. Never a dull moment!

I'm still trying to figure out this Bitcoin business.
There is a stated amount of Bitcoin currency which remains in effect through a complex algorithm.
Who administers the location of the wealth at any given time?

Does someone who wants to buy into this scheme simply wire a set amount of dollars into the bitcoin registry and receive a Bitcoin account number with the value posted from the cloud?

Fiat currency is backed by the "full faith and credit of the government" so what is the backing for this system?
Doesn't the lack of backing simply make this a type of musical chairs proposal since at any given time there is nothing to sustain your confidence in its value?

No, nothing backs it. It is a virtual, digital currency. Yes, a fixed amount but where dod all those 300,000 some bitcoins go from Mt GOX in Japan the other day????

There is no administrator for bitcoin.
The system was put in place and now runs without active supervision.

If you have a bitcoin, you can non-reversibly and verifiably transfer it to another person.

The exchanges are places that act as a boker to handle the transaction, and in theory do not have to hold any record of accounts. In reality, it looks like some were “nice” enough to hold the bitcoin for customers who did not fully understand the system and some of them “disappeared.”

The only thing backing the system is the fact that bitcoins are scarce, and both the present and future amount is known within a tight range.
Certainly not nearly as secure as the “full faith and credit” of the US government, but probably more secure than holding currency from some governments.

I have no interest in exchanging any of my assets for bitcoins, but I find the system somewhat interesting.

my kids are heavily into the game called Minecraft.
This stealing of cyber wealth sounds very familiar.
The two of them are constantly building and digging fortresses and castles to
protect some gems, minerals and resources that they accumulate.
Occasionally they fight over who raided someone elses stash of gems.
In fact, they say that one of their friends who comes over to play, often raids
their stash once he's let into their cyberworld.

The only thing the bitcoin “system” keeps track of is the creation and verification of bitcoins, including verifying transfers.

Everything else, including exchange of bitcoins for other currency is done outside of the “bitcoin system”

The only thing they are backed by is their own scarcity.

I would consider the bitcoin exchanges to be similar to unregulated pre-FDIC banks. You have to trust that they are keeping your money safe, but there are no real guarantees they will not walk away with it, overpromise it to ohers, or close down tomorrow.

The “proper” way to use bitcoin is to never use an exchange.

That said, mopar came on the OT because of me. She never read the nonsense about her hair that Benson so kindly posted here. She also emailed me off line because Brownstoner was going to reblog the NYT article today, but after the Curbed mess, she and Jon decided not to. I told them they could if they wanted to, I don't care what a bunch of anonymous trolls think or say.

Yeah, a couple of comments stung a bit, but I don't owe them or anyone else an explanation or apology for my life, or my choices in that life. I did make the amateur's mistake of blabbing too much to a reporter. If I'm ever interviewed again, I won't make that mistake. My mouth will be on a 5 second delay as my brain edits my stream of thought.

More importantly, I really did appreciate the comments of those of you who went over there to kick ass. I found out that CGar and others also did as well. Our little disfunctional family is still made up of good folk who will have your back.

Now, back to the usual fighting, bitching, moaning, and pontificating.

Speaking of backing up your currency,
have you folks read about that couple in California who found a stash of
gold coins on their property from the 1800's?
Estimates are around 10 Million worth.
In the old days folks just put their money in gold and put it in somewhere on their property. Just think about how many personal banks are located throughout the country. People would grow old and forget where they put their stash.
First place I would look for valuables is near old trees, they last hundreds of years and are easily identifiable on large properties.

At its essence, a single bitcoin is a current private key, the associated public key, and a transaction history from the time the bitcoin was created to the present.
The private key can be stored on any media, and when it is lost the coin is effectively destroyed.

I met Baldwin- and I like him. He cameto Ground Zero, like quite a few other stars. Of all fo them, he was theo nly one who said that he was there to work a shift and he actually did. He put on a hair net, and went up on the food line. He wasn't a prima donna, he didn't ask for attention, he didn't go around gladhanding with a photographer for a photo op.

Well, a lot of other SE Asian languages have many, perhaps the vast majority of their words, that resemble and sound like either Cantonese or Mandarin Chinese and are deriverd from such much like many of our English words are similar to Latin.

So it may be very similar in Laotian.

My department has hired a new professor. This job search took two years. This was the process:

Last academic year, the search committee posted the job opening, hundreds of aspiring and established profs applied, there was a round of interviews, and then there were four candidates selected for that Ritual of Academia: the Campus Visit and Job Talk. Each candidate meets with various department members, deans, PhD students, etc., and then gives a talk that is basically like an audition. "How to give a successful job talk in academia" is the topic of dozens of blog posts, articles, conversations, etc. Well, two candidates sucked (nh). One was solid but unexciting. Another was jargon-y and theoretical to the point of incomprehensibility. The department picked him but the administration said no. Thus, that job search failed.

The same process started again this year. We had four candidates go through the same ritual, all of them better than all four of last year's candidates. The PhD students preferred two of them. Not sure what the faculty thought, but in any case they selected one of those two. The last job talk was months ago. Finally they were able to announce that the administration had approved of the new hire, a contract had been negotiated, etc.

September 2012 to February 2014, all to hire one person!

reasonably infer that from the sentence.
I don't know that Benson gave an analysis but he did correctly state that city law does not govern RS - and if he had read the NYTimes article would have seen that the $2500 is current threshold for de-stabilization( he did say was $2000 but could be higher now).
Also - I suppose one could argue that city is responsible though for protecting tenants from abuses that the NYTimes
article is highlighting. No where do I see any actual guesstimates of how many tenants are actually harassed out of their RS units....and although I am certain exists and is criminal....I doubt it is major percent of units that become
de-stabilized.

A small cafe opened on my block at home about a year ago. It is 'the little cafe that could'. In a residential building's garage. Brainchild of a young guy, his friend and all with his parent's money.

He posts the silliest signs on chalk board. Places an A frame one on the corner to lure people down the block. "Liquid Happy Ahead" it reads.

He has a few customers daily. We all shake our heads how he is still at it. I figure he grosses about $500 in sales a month if that. Still he hopes, he dreams of bigger, better days ahead.

Today his chalk board sign on the closed garage door (no heat) read, "It all started in a garage". lol.

City measures can have an effect on RS units, as when the city arranges loans and other measures to keep whole buildings from leaving the stabilization rolls -- for example when buildings are sold after a bankruptcy and the new owner could decontrol an already empty building by renovating. It's not just a question of state law or individual units becoming destabilized when they reach the $2,500 threshold. But let's talk about something more interesting!

dave is right- the bill was much worse- it was so broadly written that it could be used to deny service to anyone for pretty much any reason. Plus they added that the bill could pertain to pretty much any entity ( corporation, association, person, etc) giving pretty much everything and everyone in life the right to be a bigot.

I still just can't understand the leap between a religious person's doctrine and their supposed inability to provide a business service. And then, what about the reverse? As the customer, can the religious person demand that they only be served by non 'offending' others? Shouldn't both situations be the same and governed by the same law? Business would be required to provide non-homosexuals upon request. Think of the hair salon nightmares!

Oh, that's wonderful, Cobble. I've walked by a few times in the last week, and was so excited that it was opening back up again. Now even more so that I know it's associated with Buttermilk Channel! This was the old Jolie space, no? Then was Homeland for such a short period, although I went there once, and thought it was really good.
