Of all the pundits and academics, I respect Jeremy Siegal (from Wharton) the most. He has been right on the market for a long time. He's now saying that it looks like investors are overly fearful of a rate rise in the Fall (like What's taper tantrums). He's saying that once the Fed raises rates 25-50 basis points and everyone sees that it really changes nothing and that rates are STILL at historically low levels, and this big bogey man is just that(remember Y2K????), that there will be a strong end of the year rally.

As long as rates don't rise above 6%, the US has no problems servicing debt. Additionally, it has been lengthening its duration of debt….substituting more longer term issuances at these rates than shorter term that always needs to be rolled over.

Good Morning all.

That must be a sign this will be a good day.

In stupid political news from my home state:

Louisiana has three "sales tax holidays:" one in May for hurricane preparation items, one in August for back to school and many other general items, and one in September for firearms, ammunition, and hunting supplies.

To help get over a huge budget hole (thanks, Jindal), it looks like the state will get rid of the tax holidays in May and August, but keep the one in September.

This Jeremy guy sounds like he's got his head on straight. A small increase in the rate is not a sign of the apocalypse, and overly fearful investors will eventually figure that out.
I'm not an expert, but my thought is that an ounce of inflation prevention now is worth ten pounds of cure later, i.e. a few small increases over time will not result in the chaos and panic that would ensue after an unforeseen large jump in the rate.

Just a few blocks from one of our ex-poster's apartment. That looks like an automatic machine gun. Stop and frisk would have certainly found that but that policy is no more so they can carry anything now…..

WOW…the stupidity of Democrats is really unending…

The General Assembly should reject the budget deal that was reached between Gov. Dannel P. Malloy and Democratic legislators over the weekend.

As of Monday afternoon, the two-year, $40 billion deal appeared to dump the state's financial problems on the private sector's back while growing state spending and asking nothing from well-compensated state employees. It would raise taxes on corporations, hospitals, the middle class and the rich — four years after the largest tax hike in state history.

The deal fails to recognize that Connecticut now has the highest joblessness rate in New England and a shrinking population. General Electric, headquartered in Fairfield, issued an extraordinary statement Monday questioning "whether it makes any sense to continue to be located in this state." Aetna and Travelers made similar noises."

And these mind boggling tidbits….

"The state gave out raises of up to 12 percent for 200 political appointees in December and recently agreed to 9 percent raises for state troopers over the next three years. Some troopers can still earn more from their state pensions than they do from their salaries.

In this budget deal, no hard choices were made. No Republicans were allowed in the closed-door discussions. State employee unions made it clear not to expect concessions, and they got their wish.?

- Examine the numbers again

Caitlyn Jenner has some tricky day-to-day changes in store, including where she eats, drinks and changes clothes ... at the country club which has become her home away from home.
Bruce Jenner became a member of Sherwood Country Club in Thousand Oaks, CA 15 years ago. He golfed there almost every day and established close relationships with his golfing buddies, including Wayne Gretzky. It's a very exclusive, ritzy club with an initiation cost set at $225,000.
But now that Bruce is Caitlyn, there's a new set of rules that segregate her from the male members.
For starters, the main dining room and bar are male only. They're actually attached to the men's locker room and women are not allowed. The women's restaurant is way more scaled down ... in other words, not nearly as nice.
Our Sherwood sources say the board will enforce the rules, which means the camaraderie Bruce shared with the other members will be greatly impeded now that she's Caitlyn.
But we're also told the board is open to an appeal by Caitlyn herself. She can attempt to make a case that she can keep the same privileges she had when she was Bruce.
The club is closed for renovations until December, which means there's time to sort things out.

Scientists from the Queensland University of Technology (QUT) in Australia have discovered two new species of antechinus - a genus of tiny carnivorous marsupials whose males are wiped out each spring after mating themselves to death.

The antechinuses have become famous for their strange sexual habits. Each year, all the males in the species go on a mating and fighting rampage, which only ends when they're dead.

"The breeding period is basically two to three weeks of speed-mating, with testosterone-fuelled males coupling with as many females as possible, for up to 14 hours at a time," lead researcher Andrew Baker explained in a press release. "Ultimately, the testosterone triggers a malfunction in the stress hormone shut-off switch; the resulting rise in stress hormones causes the males' immune systems to collapse and they all drop dead before the females give birth to a single baby."

June 2, 2015 7:28 PM - Partridge
That is certainly possible that they are asking these prices but not obtaining them.
June 2, 2015 7:43 PM - Partridge
Here's another with more photos. I say gut job. And the exterior front picture went missing. Here it is from other listing. Brownstone needs to be refaced.

lol @ the fly trap in photo #10.

Definitely not a gut. Mechanicals look new. Plaster, etc looks good. Floors need to be done and needs new kitchens and baths. That is not the definition of a gut which typicall means it needs to come down to the studs and framing.
June 2, 2015 7:54 PM - Partridge
You just feel like arguing. Tell me you are living with that hot air device/radiator and the dropped tiled ceiling and the closets where the don't belong after you spend 1.5 on the house.
June 2, 2015 7:58 PM - dibs
I wouldnt spend $1.5 MM on that house in that location.
June 2, 2015 8:02 PM - Partridge
Can you come up for drinks on Monday, Dave?
June 2, 2015 8:09 PM - dibs
Doubtful.
June 2, 2015 8:11 PM - Partridge
55 Macdonough St, Brooklyn, NY 11216 to Whole Foods, 3rd and 3rd.
3.4 miles, 20 minutes.

230 Ovington Ave, Brooklyn, NY 11209 to Whole Foods, 3rd and 3rd.
3.6 miles, 14 minutes.

I just don't get the enticement of Bed Stuy or Bushwick vs Sunset Park or Bay Ridge.
June 2, 2015 8:13 PM - Partridge
Well, I would very much enjoy seeing you and I'm sure rf would be beside herself.
June 2, 2015 8:15 PM - DeLepp
No murals of rappers in Bay Ridge.
June 2, 2015 8:18 PM - Partridge
There are a few dead gang kid commemorative murals around.
June 2, 2015 8:28 PM - dibs
Arent they called mafioso in Bay Ridge???
June 2, 2015 8:30 PM - DeLepp
Homeboys I thought.

Probably real Italian ice not that stuff that comes in tubs with no real fruit in it

Despite the weather, the line for the souvlaki was really long.
June 2, 2015 8:39 PM - Partridge
You'll find mosques closer to that house than you will K of C's.

"Despite the weather, the line for the souvlaki was really long."

Fascinating.
June 2, 2015 8:54 PM - pepper
"Fascinating. "

At least it's relevant to Brooklyn.
June 2, 2015 9:13 PM - Partridge
Wawrinka and Tsonga advance. Federer and Nishikori out.

Nadal meets Djokovic and Murray, Ferrer tomorrow.

A train > R train

I keep going back and forth on Sunset Park.
There is some real value, but also a bunch of very "inconsistent" blocks.
June 2, 2015 9:23 PM - Partridge
You like how I've decided that Whole Foods is now ground zero in Brooklyn?
June 2, 2015 9:26 PM - BoerumHillScott
I have been past that Whole Foods probably a hundred times (and that's just since it opened), but have not yet been in.

I'm more of a traditionalist, who thinks distances should be measured from Borough (City) Hall.
June 2, 2015 9:27 PM - Partridge
If Barclay's is the epicenter, +1 mi for Bay Ridge, -1 mi for Bed Stuy.
June 2, 2015 9:28 PM - Partridge
If Barclay's is the center, don't move.
June 2, 2015 9:32 PM - Partridge
18 min (6.1 mi) Ovington to BH

19 min (3.3 mi) MacDonough to BH

Big mileage difference there.
June 2, 2015 9:34 PM - DeLepp
Would like to stay home and watch tennis tomorrow. Matches should go 5 sets each.
June 2, 2015 9:35 PM - BoerumHillScott
I'll say again, I can see Barclay's from my apartment, but it is close to a non-entity when it comes to how it impacts my daily routine. Increased sidewalk traffic is unnoticeable less than a block away, and the only time when traffic is really noticeable is when an old white person is having a concert, and all their fans want to leave in Limos the second it is over.

Bed Stuy is closer to manhattan. Fin
June 2, 2015 9:42 PM - BoerumHillScott
By train, it's 29 minutes Ovington to BH, 18 min MacDonough to BH.

I totally agree that if you plan on driving everywhere, Bay Ridge is better than Bed-Stuy.

As I see it, Bed-Stuy is for people who would like to be in Manhattan/Brooklyn Heights, but are willing to trade a longer commute for something more affordable.
Bay Ridge is for people who would like to be in Staten Island/Sheepshead Bay/Long Island, but are are willing to trade something less affordable for a shorter commute.
June 2, 2015 9:51 PM - Partridge
I can see why you think that way, but that was never the reality of anyone I knew there. Was more like Bay Ridge is for people with cars who work in the city but have family in Queens, Staten Island, LI and NJ.
June 2, 2015 9:57 PM - BoerumHillScott
I will admit I only have one good friend who currently lives in Bay Ridge, and I am speaking more from uninformed opinion than fact.
June 2, 2015 10:04 PM - DeLepp
Many of my friends from the lake were from Bay Ridge. We were full year residents and they all had summer homes.
June 2, 2015 10:04 PM - petebklyn
I kinda prefer CobbleCarrolBoerum as far as location.
Yeah, the mousaka line was much shorter than the souvlaki. The cheese pie things were very good. Someone was not so impressed with the cookie thing.
June 2, 2015 10:05 PM - petebklyn
actually - anything outside 11201 is 2nd tier.
June 2, 2015 10:05 PM - Partridge
You are not too far off. What was and still is the case is that it is a driving culture and its proximity to the Verrazano Bridge and the Belt Pkwy made the route to the shore communities easy. It made roaming very possible from there. No one felt land locked there.
June 2, 2015 10:06 PM - Deleted
my buddy lives in sunset park and said a big reason why the gentrification has been slow to get down there is bc the ethnic groups down there are very intrenched (Chinese mainly - Hispanic to a lesser extent ) and won't rent to non Chinese. That's definitely changed in the last 5 yrs or so. Dunno how much truth there is to that.

Makes sense though. Manhattan Chinatown is hanging in there

"Bay Ridge is for people with cars who work in the city but have family in Queens, Staten Island, LI and NJ. "

Exactly right.
June 2, 2015 10:10 PM - DeLepp
Not sure how they found they way to northwest NJ from Bay Ridge. Seems to have been a place for entertainers at one time as Bud Abbott had the house across the street.
June 2, 2015 10:11 PM - Deleted
" Manhattan Chinatown is hanging in there "

Actually, it's not. The last census revealed that the number of foreign-born Chinese in Chinatown is starting to shrink. Chinatown in Manhattan still has a ways to go, but it is destined for the same fate as Little Italy.
June 2, 2015 10:16 PM - pepper
Even 11217?
June 2, 2015 10:16 PM - Deleted
Right. I remember reading something about that. But - there's still a strong Chinese presence there. I don't doubt it will end up sterilized like the rest of manhattan - but def seems to be happening slower

I lived on Mott/canal for a semester. Holy shit That was an exeperience
June 2, 2015 10:19 PM - rf
Manhattan Chinatown has changed and grown to the east and south, to the river and to the Brooklyn Bridge. If you just count Centre St. to Canal St., old Chinatown, sure, it's like a Cantonese museum. But half the waiters in Little Italy are Chinese and they Chinese-Americans are a major presence in thecoops and housing projects east to the river all the way to the Brooklyn Bridge, plus Knickerbocker Village which was Jewish, then Italian, now mostly Chinese. Sure, plenty have moved away but plenty stayed to raise their families.
June 2, 2015 10:19 PM - Partridge
I didn't know anyone with summer houses in NJ. Irish with Breezy Point bungalows, Italians with places upstate. I think Saratoga.
June 2, 2015 10:21 PM - rf
When I lived in Bay Ridge/Dyker Heights 30 years ago, people rented for a few weeks down the shore, when they went on vacation. Not every weekend, and they didn't own.
June 2, 2015 10:24 PM - Partridge
Down which shore?
June 2, 2015 10:26 PM - Deleted
Rf,

That is all very nice what you say, but it doesn't take away from my point: Chinatown is starting to shrink, as have all the ethnic enclaves in Manhattan (including Washington Heights). The real estate pressure and assimilation patterns are inexorable.

Too bad you didn't stay in Brooklyn, Dave. You walked away from a fortune on your Bed Stuy house.
June 2, 2015 10:33 PM - DeLepp
They were all either irish or Italian from Bay Ridge. One family owned one of the irish bars in BR. At least 12 families. Italian kids all tanned.

Dave, you do realize that Pete and I live in the same zip code as X does, don't you? Even when I was in DUMBO I was in 11201.

Yes but you two are on the fringes of 11201.

June 2, 2015 10:37 PM - DeLepp
The old woman who lived across from me in 11201 was thrown down her stoop by a thug on Good Friday 1993. Ghastly death. She always sat there in the afternoons wearing her fur and accompanied by her caregiver.
