My friend who dropped by for the weekend will be leaving this morning, but Wendy is currently on a plane to Alabama, so it will be a bit longer until my life gets back to normal.

Once Wendy gets back on Thursday we will not have much calm time, because mom and stepdad are coming in on the 20th and staying a week.

I know why someone, lonely and unfulfilled in their life, needs to tell others who seem happy with theirs that they are being stupid for staying with someone.

Try and keep your opinions to yourself when it's a personal matter that doesn't concern you, and you don't realy know all of the circumstances, especially at a bar gathering when I'm right there as well.

We tried to go to the Metropolitan Museum of Art, but the wait to get in would have been well over an hour.
The lines stretched past the front of the museum building in both directions.
I had never seen any lines there before that went past the top of the steps, and even those are rare.

This was the last weekend for the “Alexander McQueen: Savage Beauty" exhibit, and apparently it was one of the most popular the museum has done.

(2) On a more serious note, how much do people think is a good amount to have left in savings after buying a house and doing some extensive (but not a gut) renovation?

BR...maybe enough to replace what wasn't done. There are really only two "large" expenses that might come along unexpectedly...the boiler and the roof...both probably around $5,000 - 8,000 each.

You could get nickled and dimed avery few months for $3000-1,000 for things like plumbing repairs and appliances.

Sorry -- I meant more in kind of a holistic life approach. I have gotten so used to having a significant chunk of change (in the I will buy something if I find the right place) that I realized that mentally I don't know if I could switch gears to having a lot less money in a fungible asset (like under my pillow or worse, at a usueless bank savings account).

In answer to the other question, I would have to say it depends on your situation. Depends on outstanding debt, monthly debt to income ratio and usual and customary expenditures.
Good rule of thumb is to have 6 months salary available in liquid form.
Some Gold and Silver coinage wouldn't hurt in these times as well. ;o)

Lets not mistake what the rating change was. It is not a financial downgrade but rather a governance downgrade. A couple of weeks ago we observed that if the Republicans wanted to run on a platform that Washington was broken they had already won the fight. Now we have a rating agency issue a no confidence call on our leadership. There is no question about the strength of our military or our ability to raise revenue through tax to pay our bills. We are better prepared than any other country of significant size. This is a matter of a shot across the bow of our leaders. The remaining AAA sovereign credits are surely looking over their shoulder at downgrades of their own. Surely with the fiscal and monetary mess in Europe will be reason enough for rating cuts there. With an FOMC meeting set for Tuesday and a three part refunding due this week the market will have more than enough opportunity to weigh in on how they view the U S credit quality.

Long term rates are down as I post this.

Morning all,

dibs, deadcat, it seems to me the downgrade was predicated on a $2 trillion error in S&P's analysis and a change in assumption on the expiration of the Bush tax cuts (S&P is now assuming those will be extended in their entirety, thereby removing previously anticipated revenues from the analysis). S&P is effectively saying that it sees another round of major partisan warfare in the near future over US meeting its debt obligations which, until the recent fiscal hostage-taking, used to be automatic. We can all debate all we want over Obama, Bush, congress, etc. concerning economic policy and the economy, but any uncertainty over US meeting its debt obligations is entirely a political creation and not one of Obama's making. Here's a key quote from S&P on the downgrade:

"Compared with previous projections, our revised base case scenario now assumes that the 2001 and 2003 tax cuts, due to expire by the end of 2012, remain in place. We have changed our assumption on this because the majority of Republicans in Congress continue to resist any measure that would raise revenues, a position we believe Congress reinforced by passing the act. "

The chief analyst at S & P clearly stated this weekend that this downgrade is a consequence of the US government increasing its
debt/GDP ratio beyond its ability to service debt.

The Democrat spin is to turn this into a "republican/tea party obstruction" issue.
Clearly, it's a problem with Keynesian economics.

the downgrade was a direct consequence of out of control spending in Washington D.C.
The political mechanics is Standard and Poor's method of assuaging the idea that this was some sort of political hit but the fact is that even if they mention the Debt Crisis debate, it only heightens the awareness of this President's inability to find compromise with his own government. Somehow Clinton was able to do it. It seems to elude this President, largely I suspect, because he is ideologically intransigent.

dave, talk to me about ptacs. saw a house yesterday with ptacs in every room, only one was on and it sounded like a truck motor. LOUD. it was a combo heat/cool. brand was islandair. have you ever known a ptac to be more efficient than central air/heat with zones? is it super expensive to remove that and install central air/heat in a three story home (lowest level is open plan LKDR, 2nd floor 2 br 1 bath, 3rd fl master suite)?

Snappy, I've never installed a PTAC. There is a lot of discussion about them in the brownstoner Forum archives.

I would only consider them for AC, not heat. The ones recently installed in Saraghina are very quiet. You can't hear a thing. The compressors are outside on the roof. It should only be compressors that are making any noise.

would this "debt crisis" debate even be on the radar with the ratings agencies if our Debt/GDP ratio didn't just cross the 100% mark?
For instance, if our ratio was still in the 70% range as it was when Bush handed over the economy (however bad it was) would this even be a news story? The opposing sides of congress? It's hardly the first issue they've had diametrically opposing views on.

My take is that the math and details behind the S&P downgrade were crap, but the basic idea was solid: the debt is growing at a rate is that is not sustainable in the long term, and the current political climate is not conducive to changing that trend.

I am very pessimistic about either party or combination of parties making the deficit/debt situation better in the next election cycle or two.

So maybe its a cost cutting thing in terms of it being cheaper to run a single thin copper line. really a shame though. outside on the deck i didn't hear any compressor noise, but inside was loud and like i said, only one out of 5 ptacs were running. if all of them had been on, i'd imagine it would have been like standing on a runway while 10 planes took off.

MIne are on the walls. Floor, walls or ceiling.

You should get the high velocity ductwork...smaller ducts (4-6" round) and very small openings in the celings.

Of course the best design if it's a gut reno is a separate system with floor heating ducts(warm air rises) and ceiling for the AC (clod air falls) but that is rarely done.

Definitely would save $$$$$ if you already have gas forced air heating and you just add on the AC to that system, vs PTACS

are ductless mini-splits (like a mr. slim) considered ptac's? I thought ptac's had everything in one place... I'm all for the mini-split's which are really quiet and the compressor is remote (usually up on the roof bc they're required to be 8' from the property line).

splits = PTACS

Both need an outdoor compressor. These compressors are almost ientical whether for splits or a ducted system as part of a forced air HVAC system.

Snappy, a whole new gas forced air HVAC system in a house where the walls are not open might run $10-15,000, especially if the compressors are already there and usable.

Installing compressors on a roof is VERY EXPENSIVE.

If you are looking at a place that has these, make sure they were done correctly. That usually means steel beams that run from parapet to parapet. Otherwise bad installation and not to code.

Snappy - Ideally you have wall registers: high up for the a/c & down low for the heat. it's why I have to switch my ducts between summer & winter. The place you looked at wouldn't have any heating system if you took out the PTACs.

I don't think roof compressor would be that hard at the place she's talking about. Yes, she'd need parapet-to-parapet beams but it's a low building w/no trees in the way & hoist wouldn't be that complicated. Mine took half a day & had to get way up over trees & to the back of the house.

Thanks Dave. It is a frame house and I do love it, just hate the noise and space taken up by the ptacs. For this reno, looks like most of the money was spent on bathroom finishes and kitchen appliances. wood floors look new, but low budget as well.

snappy, it's not apples-to-apples with the situation you're talking about, but I'm putting in splits for a/c because I already have steam heat for the whole house... I would've considered central, but I'm only renovating the bottom duplex and the extra spend/tenant headache didn't make sense for me. for what you're talking about, a one-stop forced air solution might make more sense. if budget is tight in the near term, you could focus on a solid heating system first. you could always live with window units until you have the cash to add splits down the road.

yeah dibs, that's the problem... as I mentioned I've dropped from 60% equities to 30% over the last coupla months cuz I could see some of this coming. Unfortunately the bond funds I put the proceeds into are sinking along with equities. NEV, PTY, PHK, JHI, NBD, all down the toilet. If a fund yields 7% but falls 7% you're flat for the year. Looks like cash, gold, and treasuries are the only sure things for a while.

Snappy, 2 of my buddies put in split cooling & heating units in their detached houses and they both said the install and operating costs were very friendly. believe they both chose fujitsu units. they're super quiet as I've been in both houses while they were in operations

Yesterday, BH and I went to a ball game. We carefully checked the apt. to make sure the Visitor Kitty was NOT here. We came back to find her asleep on the bed. Where was she? We have no idea, but apparently she knows the signs of when we're going out, and HID!! VK is pretty smart.

snappy if you're staring from scratch 'central heat', ie, forced air, is considered not very good. Strips the humidity out of the air in the winter. Best heating system is hydronic radiant with the right boiler, next best, rads or baseboards ditto.

not exactly one per room but very close. that's what my buddies liked - this meant 1 zone heating/cooling per room vs. maybe 2 zones via central air

SNAPPY....with a centrally installed forced air system, you can get a humdifier in the system. They are great. In many places they are required by code. They run automatically and ar just tapped into the nearest water supply pipe, like an ice maker.

MIne isn't even operating, Arkady. My furnace is actually very old but seems to function quite efficiently given my bills.

I had one in Chicago as well. I assume they are only a couple hundred to add on but I've never researched their efficiency to add a new one.

We don't have one in Philly (gas forced air with AC) nor in Bucks but in Bucks I just put a teapot on the wood stove!!!!!

my buddies said central air more efficient system vs system but they counter that given that each room is it's own zone, they can just turn on the one they're in vs practically turning on the whole unit via the central air. one buddy had central air at his prior house and he said the cost diff was minimal so he voting these units over the central air.

I'm of opinion that if one is doing gut, I rather roll with central air (as that's a more time tested system in my novice opinion) but if one doesn't want to rip a lot of stuff out to put a unit in, roll with the splits

I have a 3-storey bldg (plus cellar) & 2 compressors for a/c - one on the roof & one in the garden. Most of the time I can run just the top-floor unit & the whole house is cooled/dehumidified. A real scorcher that lasts for days or a dinner party of many people & requiring baking (a rehearsal dinner once for 40, for instance) & I need both units.

This was not a disorderly, panicked selll off like the "Flash Crash" or 1987. That said, the RSI is at 7 and was 5 at the low of the 87 crash. It was an orderly sellofff with no "liquidity issues." That may not be setting the stage for a bounce in the next day or so like you typically get after flash crashes.

Corporate balance sheets are full of cash and this puts P/E valuations at an all time low, except for 2009, given how earnings have grown.

@WHAT, I took all profits on all of my short term shorts .. Too early which pisses me off.. I am holding long term puts and will only add if we get close to the 200 day moving average.. Long Gold since 2009.. That may see a correction of 30 percent but I don't know when..

I think it's not anything specific but youth unemployment is so high and people are so gloomy that the smallest catalyst is setting things off. It's only happening where there's shops. London is very different to New York in that respect. In NY, you have shops on every block but in London you have clusters of shops with residential surrounding it (outside of the City centre obviously).
I have a few small shops near me but it's a 5 minute walk to the high street. Rioters won't bother with the residential areas - nothing to loot and they aren't really "sticking it to the man" by doing that.

Likewise, I've been waiting for it here, too. Agreed, all the ingredients are available. If I'm hurting (middle-aged, white lady, usually well/highly-employable) then I'm sure it's soo much worse for others. And I cannot imagine being 20-something with no hope of work or building a life. Not since Reagan in the early 80s have I seen anything like this economy/lack of jobs.
